This complex urban regeneration is motivated by the new metro line which not only has altered the urban parameters that govern development, but has also sky-rocketed the value of the land due to the high density development opportunity. This TOD mixed use development had a very clear vision from the government while the developer had normal market orientated concept which complicated the initiation of the project. Once all parties were on the same page in terms of what to do, we then were able to get into the real complexities of the design.

DJ 44 Shandong Sales Center

Project Description: This project was for a residential sales Center that would be converted into a community center after the project was sold. The art Deco architectural concept for the residential area had already been decided and the sales center had to comply with that style. Normally the Sales Center tries to capture the style and the feeling of the residential project and is extremely important for the developer to bgin sales during the construction, which will take a few years to complete construction.

DJ 45 Ningbo New City Center

Project Description:  Ningbo city required a new city development but the old city was surrounded by fairly complex transport infrastructures making it difficult to extend in this direction. The key to the design was seen to be a bridge building over an 8 lane highway that would link the new development to the old city center.
